Before you make any alterations to your lot, please contact the Owners Corporation to seek written approval. Whatever changes you are making, either large or small, the OC and possibly its insurer need to know your intentions before you start any renovations or works within a lot and that may affect the Common Property or others use of the Common Property. Such approval cannot be unreasonably withheld from the Owners Corporation; however, it may be subject to conditions as approved by the Owners Corporation.
To make the process easier, these are the steps you need to undertake before carrying out any works:
Scope of Works
Prepare a scope of works with a refutable licensed contractor.
Approval to Proceed OC
Email Owners Corp. with plans to obtain written approval (as per OC rules)
Response will be given within 1-3 weeks depending on complexity of works.
Building Consents
Notify ACE Body Corp.
Notify Ace Body Corp via info@es.acebcm.com.au a minimum 2 weeks prior to any works commencing
with:
- Works details (plans),
- Works commencement date and completion date,
- Working hours,
- Contractor details incl. Registration, license & public liability insurance,
- Checklist of precautions taken during works for protection for common areas. Ace Body Corporate will advise other residents via email and/or a notice placed in common areas of the coming works. (They will also organise covers for the lift for Ormond Rood residents).

Communicate
PROCEDURE FOR ELECTRICAL WORKS & WIRED/IN FIRE ALARMS
The building has wired-in fire alarms that cover an entire floor. If works require electricity to be switched off for an individual apartment, then the entire floor must be isolated. Your builder needs to organise this prior to any electrical works with Ace Body Corporate who will in turn notify Alexon.
Alexon is responsible for switching off power on the designated day in the morning and switching it back on no later than 4pm the same day. Alexon will invoice your builder directly.
PLEASE NOTE – If the fire alarm is activated, the fire brigade will come onsite and will almost certainly invoice either the builder (who must be informed of the alarm system before signing the contract with the lot owner) or the lot owner directly. It is therefore imperative that Ace Body Corporate be notified well in advance.

BLINDS
Residents are not permitted to install any awnings, blinds or other window furnishings to the exterior of their lot unless prior approval has been given by the Owners Corporation.
