Important Information for Apartment Owners Before Any Works Commence
â ī¸ Owners Corporation Approval Required
Before undertaking any renovations, alterations or improvements to your apartment, you must obtain written approval from the Owners Corporation where required under the Owners Corporation Rules.
This applies to both major and minor works that may affect common property, building services, fire systems, neighbouring apartments or other residents’ use and enjoyment of the property.
â Renovation Approval Process
Please follow the steps below before any works commence.

| 2. Obtain Owners Corporation Approval | Submit plans and details of the proposed works to the Owners Corporation for review and written approval before commencing. |
| 3. Allow Assessment Time | Approval requests generally take between 1â3 weeks depending on the complexity of the proposed works. |
| 4. Obtain Permits & Insurance | Ensure your contractor has all required permits, registrations, licences and Contract Works Insurance where applicable. |
| 5. Notify Ace Body Corporate | Provide all required documentation at least two weeks before works commence. |

- đĄī¸ Public Liability Insurance Certificate
- đĸ Details of measures being taken to protect common property and shared areas
âšī¸ Resident Notifications
Ace Body Corporate will notify affected residents of upcoming works via email and/or notices placed in common areas.
For Ormond Road residents, protective lift coverings will also be arranged where required.
đ Keep Us Updated
Renovation projects do not always run according to schedule. Please keep Ace Body Corporate informed of any changes to commencement dates, contractor details or expected completion dates throughout the project.
đĨ Important Fire Alarm & Electrical Works Information
The building is fitted with hard-wired fire alarm systems that service entire floors.
Where electrical works require power to be isolated to an individual apartment, the fire alarm system for the entire floor may also need to be isolated.
Builders and contractors must arrange this through Ace Body Corporate prior to undertaking any electrical works.
Alexon will attend to isolate and restore power and will invoice the contractor directly for this service.
Failure to follow this process may result in unnecessary fire alarm activations and Fire Rescue Victoria attendance.
đ¨ False Alarm Charges
If renovation works activate the fire alarm system, Fire Rescue Victoria may attend the building and significant charges may apply.
Any costs incurred may be charged directly to the responsible contractor and/or apartment owner.
đĒ External Blinds & Awnings
Owners are not permitted to install external blinds, awnings or any other external window furnishing without prior written approval from the Owners Corporation.
âī¸ Air Conditioning Installations
All air conditioning installations must:
- Be approved by the Owners Corporation before installation.
- Comply with manufacturer specifications.
- Not be installed on Common Property unless specifically approved.
- Meet all applicable building and regulatory requirements.
